Covid-19 is leaving its mark on the commercial real estate industry, with very different results across property sectors, but what does 2021 hold in store? The hardest-hit REIT sectors like retail and lodging, which depend on direct interpersonal contact, are still experiencing rising vacancy rates and falling rents. Other sectors that don’t require similar contact, like data centers, cell towers and warehouses, have benefitted from the socially distanced economy as demand for digital communications and e-commerce continues to climb. REIT investors looking forward to 2021 and the availability of COVID-19 vaccines are asking when economic recovery will begin, which REIT property sectors will bounce back fastest, and which sectors might deliver the strongest returns for shareholders.
